This was taken on New Year's Day 2022. We had finished cleaning the house after the last tenants moved out and moved in some comfy chairs that our friend had decided to get rid of. We brought our pups Delilah and Buddy over to hang out with us while we made a plan for each room. Our main takeaways: 

  • An accent on the wall in the photo above, a fireplace of some sort, some kind of wall finish that would be appropriately old and visually appealing.

  • A refresh on the kitchen. How? The cabinets were in good shape and only 10 years old. Need to add a dishwasher. Need new counters. 

  • A refresh on the bathroom we installed 10 years ago. How? I am going to rip out the cheap tile and try to get a vanity in there, one that we possibly make out of an old piece of furniture.

  • Floors refinished. We always preserve original floors over replacing!

  • Electrical improvements, can lights and additional outlets. The living room has no light at all, literally no wall or ceiling lights. 

  • Wainscot in the dining room. We did this on the last house we worked on and it looked great. Here it is in the other house:
  • A 3rd bedroom. There is a weird open space next to the staircase that was a laundry area when we bought the house but we moved the laundry into a bathroom off the kitchen so the room had been used by tenants as an office. We came up with a plan to wall it off into a bedroom. This also gained us a hallway to use as a space for coat hooks and shoes and a bench. Here is the weird space to the left of the brown wall:

So with a starting point in mind we got to work. A week or so later we had a new bedroom framed up and waiting for electrical. A lovely antique door from our warehouse was added too:

We also have the dining room ready for wainscot:

Bedrooms are starting to be painted:

So the ball is rolling! Next step is planning the kitchen refresh and planning furnishings. We have many lovely antique pieces that we can use in this house. Stay tuned!
